Endre's Story

I define a successful career by three freedoms: time freedom, location freedom, and financial freedom. Early in my career, I worked in corporate sales—first for one of the largest telecommunications companies in the U.S., then for the largest mortgage lender in the country. On paper, it was success. I earned solid income and hit performance goals early. But time freedom and location freedom didn’t exist. The hours were demanding, work was tied to an office, and while my superiors appreciated my results, the expectation was always the same: more time equaled more output. When I first heard the term rental arbitrage, my first thought was, If this was really possible, why isn’t everyone doing it? At the time, I was a President’s Club mortgage loan officer for Rocket Mortgage, closing deals for people buying homes every single day. I had helped over a thousand clients get financing—yet many more deals fell apart because the numbers simply didn’t work. Most of my investor clients were looking at 20% down payments, high interest rates, and repair costs that crushed the return on investment before the deal even closed. I believed the only way to profit in real estate was to own property. I was overworked, burned out, and had zero experience in rentals. Then came my revelation. One day, I listened to a podcast where someone explained how they were making $10,000 a month renting out other people’s properties. No mortgage. No giant down payment. Just a system. They called it rental arbitrage—and I couldn’t stop thinking about it so I decided to test it. Fast forward five years, and we’ve scaled to multiple units, consistent profits, and the kind of flexibility my old jobs could never give me. My business now funds my lifestyle, and with systems in place, I have the three freedoms to live life on my own terms. In the beginning all I had was the willingness to learn, a commitment to follow a system, and enough persistence to keep trying until I succeeded.

Jon's Story

My name is Jon Deleon—and I’m a pretty normal guy who just happens to be an entrepreneur, real estate investor, and mentor. Like many people want to, I walked away from a high-stress corporate career to build a life centered around freedom, flexibility, and financial independence. I was born and raised in the Bay Area in a hard working immigrant family. We didn’t have much, and I learned early that hustle wasn’t optional—it was survival. From selling snacks door to door as a kid to working multiple jobs as a teenager, I always had to work for what I wanted… just to get by. By 21, I landed a lucrative career in medical device sales—without a college degree (almost unheard of). For the next decade, I crushed sales quotas, earned awards, and checked all the “success” boxes. But behind the scenes, I was burned out and knew I wanted more from life than long hours and someone else’s schedule. In 2019, I made the leap and moved to Austin, Texas. I immersed myself in real estate education and discovered short-term rentals and rental arbitrage. The early days were messy—rejection, costly mistakes, lost time, lost money (and then more money). But persistence, mentorship, and mastering negotiation changed everything. Today, I manage 25+ rental arbitrage units along with multiple owned properties. I co-founded Turnkey Property Company with my best friend—the person who introduced me to rental arbitrage—to help others build profitable short-term rental businesses while living life on their own terms, without repeating the setbacks we faced. Outside of real estate, I love to travel, connect with people, and create meaningful experiences. Life is too short to settle for mediocrity. My goal is to inspire others to live boldly, chase big dreams, and never look back with regret.

We learned the hard way

We invested in a rental arbitrage mentorship program to shorten the learning curve. While it provided some valuable insights, it fell short of expectations for the time and money invested. Most of what truly led to our success came from hands-on experience, problem-solving, and building systems through real-world execution.
